Inherited and probate-related properties

Properties passing through an estate often come with timing and family considerations. We are happy to discuss a property in that situation. We do not provide legal advice or handle probate matters.

Pre-foreclosure situations

If a property is behind on payments, we can talk through whether a sale is one of the options worth considering. We do not stop foreclosure or negotiate on your behalf with a lender.

Vacant or unwanted properties

A property that sits empty, costs money to hold, or no longer fits your plans is worth a conversation.

Properties needing significant repairs

Share the property as it stands today. Deferred maintenance, storm damage, or major work does not disqualify it from review.

Rental properties and portfolios

Purchase structures

Flexible ways a purchase can be arranged.

Not every sale has to look the same. Depending on the property and what you are trying to accomplish, we may consider different arrangements.

Cash purchases

A straightforward purchase without financing contingencies, where that suits the property and the situation.

Seller financing

Rather than paying the full amount at closing, the purchase price is paid over time under agreed written terms.

Lease options

An arrangement to lease the property with an agreed option to purchase it later, on terms set out in advance.

Individually negotiated structures

Some properties call for something else entirely. Any arrangement is negotiated in writing for that specific property.
